A feasibility study for a collective housing development in Piraeus, occupying a corner plot with three street frontages near the port. The site's strategic position offers proximity to multiple transit connections linking it to greater Athens.
The analysis examines building regulations, plot parameters, and zoning envelope constraints to establish the site's development potential of approximately 1,200 m² of buildable area across four floors. Three-dimensional mass models situate the proposed volume within its urban block, testing how the building meets neighbouring structures and the street edge. Parti diagrams map solar orientation, prevailing winds, open views, and pedestrian circulation patterns.
The study evaluates multiple scheme options including floor configurations, apartment typologies ranging from one to three bedrooms, ground-floor commercial scenarios, parking strategies, and landscape integration through planted balconies and ground-level vegetation. Fire suppression routes and sustainability incentives for increased floor area are also assessed, providing a comprehensive framework for the project's subsequent design phase.
